The single biggest legislative change to hit UK lettings in years: on this date, all existing assured shorthold tenancies automatically converted to rolling assured periodic tenancies, and Section 21 no-fault evictions ended. For every letting agent, property-management platform, and tenant-referencing provider this directory lists, this date mattered more than any trade show — it’s the point their compliance workflows had to already be correct. A smaller first tranche of provisions (covering definitions used elsewhere in the Act) had already commenced on 27 December 2025; Phase 2 of the rollout followed later in 2026.
